Brookline & Newton Real Estate Market Update: What the September 2026 Numbers Tell Us
As we move into the fall market, the latest single-family home data for Brookline and Newton shows two strong but increasingly nuanced markets. Buyers remain active, but pricing, property condition and competition are playing a larger role in how quickly homes sell and where they ultimately trade.
The following is based on year-to-date single-family market data through September 30, 2026, compared with the same period in 2025.
Brookline: More Choice and Greater Price Sensitivity
Brookline’s single-family market is showing a meaningful shift from the tighter conditions of 2025. Inventory is taking longer to absorb, homes are taking more time to secure offers, and price adjustments have become considerably more common.
The median sale price year-to-date is $2.525 million, down 8.2% from $2.75 million in 2025. At the same time, median sale price per square foot actually increased 2.1%, from approximately $772 to $788 per square foot.
That distinction is important. A decline in median sale price does not necessarily mean individual Brookline home values have fallen by the same percentage. The mix, size, location and price range of homes sold can significantly influence the median.

One of the clearest changes is time to offer. Homes sold year-to-date took a median of 22 days to receive an offer, compared with just 13 days last year—a 69% increase. Meanwhile, the number of listings requiring a price adjustment increased nearly 31%.
What This Means for Brookline Sellers
The data points to a market where buyers have become more selective and where accurate initial pricing matters increasingly.
This does not mean that buyers are unwilling to pay for quality. In fact, homes sold year-to-date achieved a median 98.49% of their final asking price. For sellers, the first few weeks on the market remain especially important. Condition, presentation and positioning relative to competing inventory can make a significant difference in both market time and eventual selling price.
Brookline takeaway: The market remains active, but it is more balanced and price-sensitive than a year ago. Sellers should pay close attention not only to recent comparable sales, but also to the homes buyers can choose from today.
Newton: Limited Supply Continues to Support the Market
Newton is telling a somewhat different story.
Fewer single-family homes have entered the market this year, yet properties that sell continue to move relatively quickly. Most notably, price per square foot has remained remarkably stable.
The year-to-date median sale price is $1.88 million, down approximately 4% from $1.958 million in 2025. However, median sale price per square foot is virtually unchanged: $618.16 in 2026 compared with $618.28 in 2025.

Perhaps the most interesting Newton statistic is the decline in new inventory. Only 639 single-family homes came to market through September, compared with 721 during the same period last year—an 11.4% decrease.
Despite lower transaction volume, homes that sell are moving quickly. Median time to offer declined from nine to eight days, while median days on market remained unchanged at 20. Sellers also achieved a median 100% of final asking price and 99.34% of original asking price.
What This Means for Newton Sellers
The numbers suggest that limited new supply continues to provide support for appropriately priced Newton homes.
The combination of an eight-day median time to offer, stable price per square foot and strong sale-to-list ratios indicates that buyers remain engaged when a property is well positioned.
At the same time, buyers are not necessarily responding equally to every home. Location within Newton, condition, renovation quality, lot, architectural style and price point can produce very different outcomes.
Newton takeaway: Despite somewhat lower transaction volume and median sale price, the underlying numbers show a market where well-positioned homes continue to attract buyers relatively quickly.
Two Markets, Two Different Stories
Brookline and Newton are often considered together by buyers, particularly at the higher end of the market, but September’s statistics highlight why each town needs to be evaluated independently.
Brookline is showing greater inventory pressure, longer time to offer and substantially more price adjustments. Newton, by comparison, continues to operate with tighter supply and a considerably faster median time to offer.
In both towns, however, one principle remains consistent: buyers are informed and have access to extensive market data and competing options. Pricing a home based on its specific condition, location and current competition—not simply last year’s market—is increasingly important.
